                                                August 20, 2009

        The Planning Board met for its regular meeting on Thursday, August 20 at 7:00 p.m. in the town hall. Present: Chairman Bruce Simpson, Neil Sandford, and Alternate Candace Reed and Bonnie Bartelt.

Flood Plain Regulations
        Bruce moved to continue the hearing on Flood Plain Regulations to the September 3 meeting at 7:00 p.m., seconded by Neil; Approved.

Maureen Healy Site Plan Review Hearing – Map 4, Lot 40
        Maureen Healy was present for Site Plan Review of her business Healing Arts Academy on Goldmine Road. Also present were abutters Richard and Mary Townley. Since a quorum of the board members were not present, Bruce named the Planning Board secretary as an alternate member.
        Paul Waterman, Dublin’s Code Enforcement Officer, and Tom Vanderbilt, Dublin’s Fire Chief, have visited the property and made recommendations. Paul was present to help Ms. Healy present maps and describe the property and what has been done to it. Ms Healy says she never has more than six students at a time and therefore the present parking area is adequate. She would like to open her school on September 2.
        Bruce moved that the application be approved for no more than six students with the following conditions:
  • No parking on the town road
  • There may be no expansion of the parking lot without Planning Board approval.
  • A map of the entire property must be submitted showing all boundaries and setbacks.
4.      The business must comply with all fire and safety requirements imposed  by the Code Enforcement Officer and the Fire Chief.

Site Plan approval is also specifically conditioned upon receipt of the revised map showing all property boundaries and building setbacks, with the board authorizing the chairman to sign the final approval when he has received the map and found it acceptable.

Motion seconded by Neil; Approved.

Bruce moved the meeting be adjourned, seconded by Candace; Approved. The meeting was adjourned at 8:15 p.m.
